Renting in the UK: the insider checklist
Good flats in London often go within days. Since 1 May 2026, the Renters’ Rights Act has changed the rules in tenants’ favour, and many online guides are now out of date. This list is current.
1Build your “renter pack” before you search
Agents choose the tenant who is ready first. Have everything in one PDF and send it with your first message.
Most referencing companies want your yearly income to be at least 30 times the monthly rent (a guarantor: 36 times). For a £2,000 flat that’s £60,000 a year. Know your number before you fall in love with a flat.
“Offer 6 months’ rent upfront” no longer works. Since 1 May 2026, landlords can’t take more than one month’s rent in advance.
2No UK salary? Find your situation
Most landlords use a referencing company that checks UK income. If that’s not you, here’s what works instead. You can’t offer months of rent upfront any more (max. 1 month since May 2026), so a guarantor or the right paperwork matters more than ever.
🎓 You’re a student with no income
🌍 Your income comes from abroad
💼 You’re self-employed or own a business
🏦 You only have savings
If the landlord asks for a guarantor and you don’t have one in the UK, a guarantor company usually costs 3 to 5 weeks’ rent. For a £1,500 flat that’s roughly £1,040–£1,730. Ask for the price before you apply, and get approved before you find the flat, so you can move fast.
Start searching early. In student cities the best houses for September are often taken by spring. Look as a group of friends: landlords like one group renting a whole house. Put your guarantor approval, university letter and funds in one PDF and send it with your first message. Offer to start the tenancy a few weeks earlier if you can. And ask your university’s accommodation office, as they often keep lists of trusted landlords.
3Search smart and check the area
Bidding wars are now banned. Agents must advertise one rent and can’t accept more. So compete on readiness: complete documents, a flexible move-in date and fast replies.
Never pay anything before a viewing (in person or a live video with the agent) and before you’ve seen the contract. “Landlord abroad, keys by post” is always a scam.
4Know what you can legally be charged
| Payment | Legal limit |
|---|---|
| Holding deposit | Max. 1 week’s rent |
| Tenancy deposit | Max. 5 weeks’ rent (6 weeks if yearly rent is £50,000+) |
| Rent in advance | Max. 1 month (new since 1 May 2026) |
| Admin, referencing, viewing, check-in fees | Banned |
| Guarantor company (only if the landlord requires a guarantor) | Not a landlord fee. Usually 3–5 weeks’ rent, paid to the guarantor company |

5Before you sign
If a home that needs a licence doesn’t have one, tenants can apply to a tribunal to get rent back (a “Rent Repayment Order”). Few renters know this.
6Move-in week
Living alone? Ask for the 25% single person discount on council tax. Full-time students are usually exempt, but you have to apply for it.
7Your first month
You don’t need proof of address or ID to register with a GP. NHS guidance says practices shouldn’t refuse you for not having them. And on trains, a Railcard (16–25, 26–30, Two Together or Network) saves a third on most fares.

Renting in the Netherlands: the insider checklist
The Dutch rental market is tight, and fake listings rose sharply in 2026. The law protects tenants far more than most newcomers know. This is how to use it.
1Prepare your rental file
Many landlords ask for a gross monthly income of 3 to 4 times the rent. Combined incomes of partners usually count.
2No Dutch salary? Find your situation
Most landlords want a Dutch salary of 3–4 times the rent. If you don’t have one, this is what landlords usually accept instead.
🎓 You’re a student with no income
🌍 Your income comes from abroad
💼 You’re self-employed (ZZP) or own a business
🏦 You only have savings
A few companies offer rent guarantees for tenants without Dutch income. Expect to pay a fee, and compare terms before you sign anything.
Look in nearby towns with a fast train to your university. They’re often cheaper with far less competition. Filter out listings that say “geen studenten” (no students) to save time. Send a short, friendly message in English with your documents attached, and reply to new listings within minutes.
3Search safely
In 2026, scammers copied real Pararius photos into fake ads on TikTok, Facebook and Marktplaats. Never pay a deposit, “viewing fee” or “reservation” before you’ve viewed the home and signed a contract. A “landlord” who quickly moves you to WhatsApp is a red flag.
4Know your money rights
| Payment | The rule |
|---|---|
| Deposit | Max. 2 months’ basic rent |
| Deposit back | Within 14 days after you leave (30 days if there’s damage) |
| Agency fee | Not allowed if the agent works for the landlord |
| Key money (sleutelgeld) | Illegal |
Paid an agency fee to an agent who also worked for the landlord? You can claim it back, even after you’ve moved in. If your rent is above the legal maximum, the Huurcommissie can lower it.

5Before you sign
A temporary contract offered when the law doesn’t allow it can legally count as an indefinite contract. Check before you accept “just one year”.
6Your first weeks
Highly skilled migrant? Register at an expat centre (Amsterdam, The Hague, Rotterdam, Eindhoven and others) instead of the regular desk. You can often get your BSN in one visit.
7Money and daily life
With the 30% ruling, you can usually exchange a non-EU driving licence for a Dutch one without taking a test. You need a letter from the Belastingdienst. Most people don’t know this.

Buying property in the UK: the insider checklist
In 2026 buyers have more room to negotiate: more homes are for sale and London prices are slightly lower than a year ago. Buying in England usually takes 3–5 months from offer to keys. Here’s every step, with the costs people forget.
1Know the real cost
Stamp Duty (England and Northern Ireland) is charged in bands, like income tax.
| Part of the price | Standard | First-time buyer |
|---|---|---|
| Up to £125,000 | 0% | 0% |
| £125,001 – £250,000 | 2% | 0% |
| £250,001 – £300,000 | 5% | 0% |
| £300,001 – £500,000 | 5% | 5% |
| £500,001 – £925,000 | 5% | no relief above £500k |
| £925,001 – £1.5m | 10% | |
| Above £1.5m | 12% |
The other costs, at a glance (typical 2026 ranges in England, including VAT):
| Cost | Typical amount | Note |
|---|---|---|
| Solicitor (conveyancing) | £1,400 – £10,000 | Depends on how complex your purchase is: leasehold, mortgage, buying from abroad or through a company |
| Searches and Land Registry | £300 – £700 | Land Registry fee depends on the price |
| Survey: RICS Level 2 | £400 – £1,000 | Most modern homes and flats |
| Survey: RICS Level 3 | £650 – £1,500 | Older, larger or unusual homes |
| Mortgage product fee | £0 – £2,000 | Some deals have no fee but a higher rate |
| Mortgage broker | £0 – £1,000+ | Specialist expat brokers often charge more |
| ID checks and bank transfer | £50 – £150 | Per purchase |
| Leasehold notice fees | £50 – £300 | Paid to the freeholder or managing agent after completion |
| Removals | £400 – £1,500+ | Within the UK. International moves cost more |
| JJ Agency | Ask our manager | Depends on the property and the help you need |
Ask every solicitor for a quote that lists the legal fee, VAT and all disbursements separately. Cheap online quotes often add fees for leasehold, mortgages or overseas buyers later. With our own solicitors you get one clear price from the start.
Owning a flat back home, even a share in one, cancels first-time buyer relief and adds the 5%. If you buy as a non-resident and then spend 183 days in the UK within a year, you may be able to reclaim the 2%. Ask your solicitor.
2Get ready before you view
High-street banks often refuse people with a short UK history or foreign income. A broker who specialises in expats and foreign nationals can find lenders that say yes.
3Check the property properly
A lease under about 80 years gets expensive to extend and harder to mortgage. For flats in buildings over 11 metres, ask about the cladding and whether there’s an EWS1 form.
4Make a strong offer
Sellers value certainty. A chain-free buyer with funds ready can often get a discount, especially from landlords selling after the Renters’ Rights Act.
5From offer to keys
6For investors
A company that owns a UK home worth over £500,000 may owe an annual tax (ATED), even if the home is let. Check this before buying through a company.
