A better moment to negotiate

The Renters’ Rights Act came into force on 1 May 2026, and some landlords are now selling. London prices are slightly lower than a year ago and more homes are on the market, so buyers can be selective and negotiate. Mortgage rates are higher than at the start of the year, which makes cash buyers and well-prepared buyers even stronger.

Who we help

Three kinds of buyers, one clear process

A home for you

Moving to the UK for work or family? We find the right area, schools and commute, and buy the home with you.

Investors

Buy-to-let with real numbers: net yield, licensing, energy rating and the new 2026 landlord rules, checked before you buy.

Buying from abroad

Not in the UK yet? We view for you by video, prepare your documents and work with our solicitors remotely, in English or Russian.

How it works

Six steps from first call to your keys

  1. Free consultation

Your goal, budget, area and how you’ll pay. We tell you honestly what’s realistic.

  2. Finance ready

A mortgage in principle through a broker, or proof of funds, plus your “source of funds” file.

  3. Search and viewings

A shortlist checked against real sold prices. Viewings in person or by video.

  4. Offer and negotiation

We make the offer, negotiate the price and ask for the property to come off the market.

  5. Legal checks and survey

Our solicitors check the title and searches. A surveyor checks the building.

  6. Exchange and completion

Contracts are exchanged, you get the keys, and we help with utilities, council tax and, for investors, letting.

What buying costs

Buy-to-let, with the numbers checked first

What we do for investors

  • Find properties that fit your yield target and budget
  • Calculate the net yield after all costs, not just the headline
  • Check local licensing, energy rating and building issues
  • Our own solicitors handle the legal side
  • Support after you buy, including finding tenants

Gross yield in one line

£1,500 rent × 12 = £18,000 a year. £18,000 ÷ £300,000 price = 6% gross yield. Net yield is lower once you subtract fees, repairs, insurance and empty months.

2026 landlord rules

  • Open-ended tenancies
  • No “no-fault” evictions
  • Rent rises once a year
  • Max. 1 month in advance
  • Fair pet requests
  • EPC E now, C planned by 2030
Questions

What buyers ask us most

Can foreigners buy property in the UK?

Yes. There’s no restriction on foreign buyers in England. Non-residents pay an extra 2% Stamp Duty. If you buy through a company registered outside the UK, it must also be listed on the Register of Overseas Entities.

Can I get a mortgage if I live abroad or have foreign income?

Often yes, through specialist lenders. Expect a larger deposit, usually 25% or more, and more paperwork. A broker who works with expats and foreign nationals makes a big difference.

How long does buying take?

Usually 3–5 months from accepted offer to keys in England. Cash buyers and chain-free purchases can be faster. Leasehold flats can take longer because of the management pack.

Do I need to come to the UK to buy?

Often not. We can view by video, ID checks can usually be done online, and documents can often be signed electronically or by post. Many buyers still like to see the home in person before exchange.

Freehold or leasehold: what’s the difference?

Freehold means you own the building and the land, which is common for houses. Leasehold, common for flats, means you own the home for a fixed number of years. Check the years left, the service charge and the ground rent before you offer.
