Terms of use
Last updated: October 2026.
1. Who we are
Flat Reviews (jj-agency.co.uk/reviews) is run by JJ Agency Limited, a company registered in England and Wales (No. 15218044), 82A James Carter Road, Mildenhall, Suffolk, IP28 7DE, UK (“we”, “us”). Contact: johnny@jj-agency.co.uk.
2. These terms
These terms apply when you use Flat Reviews, write a review, report a review, make a complaint or reply as a landlord or agent. Our rules are part of these terms. Our privacy notice explains how we use personal data. We may update these terms; the date above shows the latest version. If we make an important change to these terms, our rules or our privacy notice, we email everyone with a review online and every landlord or agent who can reply, before the change applies.
3. Reading reviews
- Reviews are the opinions and experiences of the people who wrote them, not of JJ Agency. A “✓ Verified tenant” label means we checked that the writer lived at the address, not that every statement is true.
- Energy certificate information comes from the government register and may be out of date.
- Flat Reviews is general information. Before you rent, view the home, ask for its certificates and read the tenancy agreement.
- Flat Reviews is free. We try to keep it available and accurate, but we can’t promise it will always be available or error-free.
4. Writing a review
- You must be 18 or over, and entitled to write it under our rules: you lived there in the last 3 years, and it is your own honest experience.
- You are responsible for what you write. Write only what you honestly believe, keep facts accurate to the best of your knowledge, and don’t write anything unlawful or defamatory. If something you write is unlawful, you may be personally responsible for it.
- You must tell us, and say in your review, if anyone gave or offered you anything for writing it.
- Keep your private link to yourself: anyone with it can edit or delete your review.
5. Permission to show your review
- You keep the rights to what you write. You give us a free, non-exclusive permission to store, show, translate and share your review and its translation on Flat Reviews (including in search results and in links to it), for as long as it is online.
- You agree that we may translate it into English and hide names and private details, as our rules describe. We don’t otherwise change its meaning without your agreement.
- The permission ends when your review is deleted or removed, except for records we must keep (see our privacy notice).
6. Moderation and removal
- We may decline to publish, hide for a time, or remove a review, reply or report that breaks our rules or the law, or that we reasonably believe is fake or unlawful. We tell the writer why.
- If you disagree with a decision about something you wrote, reply to our email within 30 days and we’ll look at it again (see our rules).
- We handle legal complaints under the Defamation (Operators of Websites) Regulations 2013, as our rules describe.
- We give personal data to others only as our privacy notice describes, or when the law or a court order requires it.
7. Landlords and agents
- You may reply only if you are the landlord or managing agent of the property, or authorised to act for them, and the details you give us are true.
- Replies follow our rules. You must never pressure, threaten or reward a tenant to change or remove a review. We may remove a reply, or remove your access to reply, if you break the rules.
8. Our responsibility to you
- Nothing in these terms limits our responsibility for death or personal injury caused by our negligence, for fraud, or for anything else the law doesn’t allow us to limit.
- If you use Flat Reviews as a consumer, we are responsible for loss you suffer that is a foreseeable result of our breaking these terms or not using reasonable care and skill. We are not responsible for loss that wasn’t foreseeable, or for decisions you make based on what other people wrote.
- If you use Flat Reviews for a business, we are not responsible for loss of profit, business or opportunity, or for any indirect loss.
9. Complaints
For a review you think breaks our rules, press “Report this review”. For a legal complaint about a review, see Legal complaints. For anything else, email johnny@jj-agency.co.uk.
10. Law
These terms are governed by the law of England and Wales, and disputes go to the courts of England and Wales. If you live in Scotland or Northern Ireland, you may also bring a claim in your own courts.
