Great flat with very nice landlady

The flat is modern, comfortable, and located in a very nice, well-connected area. King's Cross station is approximately a 10–15-minute walk away, providing excellent transport connections across London. Having a concierge in the building is also extremely convenient. The flat is relatively compact but benefits from plenty of natural light and good insulation (EPC rating B). It is fully electric and has underfloor heating, although it stays comfortably warm even without the heating switched on. **Electricity costs approximately £160 per month for the entire flat, without using the underfloor heating and with only occasional use of portable heaters.** Ventilation is generally good, and mobile reception and internet speeds are excellent, with several broadband providers available. One downside is the lack of sound insulation between rooms. Although there is very little external noise, sound travels quite easily between the bedrooms and from the living room, meaning conversations and other everyday noises can be heard throughout the flat. The hot water tank is relatively small, so hot water can run out quite quickly, especially when multiple people need to shower. Water pressure is slightly low but manageable. The shower drain is also quite slow, even after attempts to clear it using a plunger and drain-cleaning products. The kitchen is well equipped, with plenty of clean, relatively new utensils. The mattresses are also new and clean, which is a definite advantage. There are two storage rooms, although one of the storage spaces inside the flat is already occupied by items such as heaters, blankets, and other household equipment. The property does have some maintenance issues. Several appliances were not working properly when we moved in, and there are visible marks on some of the walls. However, the landlady, [name hidden], has been exceptionally responsive to messages, which is greatly appreciated. Overall, it is a pleasant, modern flat with excellent transport connections, plenty of natural light, and useful amenities. There are some drawbacks, particularly the limited hot water, internal sound insulation, and maintenance issues, but the positives make it a comfortable place to live.
